Terms of Engagement

The service terms that define the nature, purpose and practical limits of an InspectCy property-condition inspection.

1. Nature and agreed scope of service

InspectCy provides independent, non-invasive visual property-condition inspections. The scope of each inspection depends on the service booked and the inspection instructions agreed with the client.

The inspection and report are prepared for the named client, the agreed property and the stated inspection purpose.

2. Access and inspection conditions

The inspection covers only areas and components that are safely accessible and observable at the time of inspection. Concealed, inaccessible, obstructed or unsafe areas and components are outside scope unless specifically agreed otherwise.

Basic operational observations depend on relevant utilities, services, fixtures and equipment being connected, available and safe to operate at the inspection time.

3. Excluded specialist and regulated services

The service does not include structural or seismic adequacy assessment, engineering design or calculations, architectural or engineering certification, electrical or mechanical certification, statutory or building-code compliance certification, ETEK Regular Building Inspection certification, destructive investigation, or assessment of concealed elements.

Any such service must be separately undertaken by an appropriately qualified professional.

4. Inspection equipment and readings

Non-invasive instruments may be used where appropriate. Readings are interpreted alongside visible conditions and available context; an instrument reading does not by itself establish the cause of a defect.

Thermal imaging identifies surface-temperature patterns or anomalies. It is not, by itself, proof of moisture, leakage, mould, waterproofing failure or concealed defects.

5. Specialist referrals

Where an observation falls outside InspectCy's scope or may require further investigation, the report may recommend assessment by an appropriately qualified engineer, electrician, plumber, HVAC professional, waterproofing specialist or other relevant professional.

6. Report and inspection record

The report records conditions observable at the date and time of inspection. Conditions can change, and the report does not guarantee the property's future condition, system performance or the absence of concealed defects.

Photographs and, where used, 360-degree imagery form part of the inspection record. Their inclusion does not imply that every visible element has been technically assessed.

7. Information provided by others

Information supplied by clients, developers, agents or other third parties may be recorded in the report but is not independently verified unless the report expressly states otherwise.

8. Follow-up inspections

A follow-up inspection revisits previously reported items and documents their visible status at the time of the revisit. It does not certify workmanship, structural adequacy, engineering compliance or regulatory compliance.
