Inspection Scope & Limitations
A clear explanation of what an InspectCy inspection covers, how observations are made and when specialist advice may be appropriate.
Nature of the inspection
InspectCy provides independent, non-invasive visual property-condition inspections. Inspections are limited to areas and components that are safely accessible and observable at the time of inspection.
Our reports document visible conditions, observations and measurements obtained using non-invasive inspection equipment where appropriate.
Services outside our scope
InspectCy does not provide structural engineering, assessment of structural or seismic adequacy, engineering calculations, architectural or engineering certification, electrical or mechanical certification, statutory or building-code compliance certification, destructive investigation, or ETEK Regular Building Inspection certification.
Access and concealed components
Concealed, inaccessible or obstructed components are outside the inspection scope unless specifically agreed otherwise. No finishes or building elements are opened, dismantled or damaged as part of a standard inspection.
Measurements and specialist referral
Instrument readings are considered alongside visible conditions and the context available at the property. Thermal imaging identifies surface-temperature patterns or anomalies; it does not by itself prove moisture, leakage, mould, waterproofing failure or a concealed defect.
Where an observation may require specialist investigation or professional assessment, the report may recommend referral to an appropriately qualified engineer, electrician, plumber, HVAC professional, waterproofing specialist or other relevant professional.
A record of observed conditions
Inspection findings represent conditions observed at the date and time of inspection. They do not constitute a guarantee or warranty of the property, its systems or future performance.
