What does an InspectCy inspection actually include?

A methodical review of the property inside and out — structure, exterior envelope, interior finishes, doors and windows, and an overview of the electrical and plumbing installations. Where relevant, we use thermal imaging and moisture measurement to look beyond what is visible. Every finding is documented with photographs and summarised with practical, prioritised recommendations, so you can act on what matters most.

How long does an inspection take on site?

Most inspections take between two and four hours, depending on the size, age and complexity of the property. Larger villas, older buildings and properties with unusual features take longer. We would always rather take the time to be thorough than rush and miss something that could affect your decision.

Do you carry out repairs or renovation work?

No — and this is a deliberate choice. Because we do not perform repairs, renovations or construction, we have no incentive to add work to your report or to soften our findings. That independence is what allows us to give you an honest, balanced view of the property.

Do I need to attend the inspection?

You are very welcome to attend, but it is not required. Many of our clients — particularly those purchasing from abroad — are not physically present during the inspection. In that case, we deliver the report first and then walk you through the findings by phone or video call, so you feel fully informed regardless of where you are.

When will I receive my report?

Reports are typically delivered within two to three working days of the inspection. If your decision is time-sensitive, let us know at the outset — we will always do our best to accommodate a shorter turnaround where the quality of the report allows.

Which areas of Cyprus do you cover?

Accepted Answer

We cover the whole of Cyprus, including Nicosia, Limassol, Larnaca, Paphos, Famagusta and Paralimni, together with the surrounding villages and rural areas. If you're unsure whether a location is covered, please ask — the answer is almost always yes.

What equipment do you use during an inspection?

Alongside a trained eye and a structured methodology, we use professional equipment where it adds real diagnostic value — including thermal imaging cameras, moisture meters and precision measuring tools. These help us identify issues such as hidden damp, insulation gaps or heat loss that would be missed by visual inspection alone.

Can you inspect an off-plan or partially built property?

Yes. We carry out staged inspections during construction as well as full handover inspections at completion. Getting an independent view at key milestones can prevent significant issues from being built over — please get in touch to discuss timing and scope for your particular project.

What happens if the report identifies serious issues?

Accepted Answer

You will receive a clear, prioritised summary supported by photographic evidence. Because we do not carry out repairs, we have no reason to overstate or understate our findings. You can share the report with your own contractors, lawyer or agent, use it to negotiate, or simply take the time to make a fully informed decision. Our role is to give you the information you need — the decision is always yours.
